What we fix

No hot water in Brighton? Here’s how we find the fault.

Brighton’s hard water is behind many hot water faults, from scaled-up combi boilers to burnt-out immersion heaters. We test each part of the system in turn, so you pay for the fix, not for guesswork.

  • Combi diverter valves, sensors and plate heat exchangers
  • Limescale cleared, or scaled parts replaced
  • Immersion heaters and cylinder thermostats tested and replaced
  • Motorised valves, timers and programmers checked
  • Pressure loss and frozen condensate pipes diagnosed

Hot water problems in Brighton homes

Brighton has no rivers, so its tap water comes from the chalk beneath the city and the South Downs. Chalk water is hard. Every time it is heated, it leaves limescale behind. In a combi boiler that scale builds up in the small plate heat exchanger, so the hot water gets weaker or cooler until it stops.

Many Brighton flats were converted with a combi tucked into a kitchen cupboard. It saves space, but there is no backup. When it fails, there is no immersion heater to fall back on. Larger family houses in Preston, Withdean and Patcham are more likely to have a hot water cylinder. There, the usual faults are the immersion heater, the cylinder thermostat, or the valve that sends heat from the boiler to the cylinder.

If you smell gas at any point, do not touch the boiler or any switches. Call the National Gas Emergency line on 0800 111 999 first, then call us once it is safe.

In shared and rented homes, a hot water fault hits everyone in the building at once. If you are a landlord or letting agent, we can meet your tenants on site and give you the price before we start, so the repair is not held up waiting for sign-off.

Questions

No hot water in Brighton? Your questions

In a hard water area like Brighton, the most common cause on a combi is limescale in the plate heat exchanger. It can also be a sensor or the diverter valve. We test before we replace anything.
