What we fix

Frozen pipes in Brighton? Here’s what we do.

Hard frosts are less common on the coast than inland, so many Brighton pipes were never insulated. When a cold spell comes, outside taps, condensate pipes and pipes in unheated rooms freeze first. We thaw them, check for splits and protect them.

  • Frozen pipes thawed with gentle, controlled heat
  • Boiler condensate pipes thawed, then insulated or re-routed
  • Split sections cut out and replaced
  • Outside taps fitted with isolating valves
  • Lagging fitted to exposed runs in lofts, cellars and lean-tos

Why pipes freeze in Brighton

Brighton sits on the coast, and the sea keeps winters milder than further inland. That is exactly why frost catches people out. Homes here are plumbed as if pipes will never freeze, so pipes in lofts, under floors and on outside walls are often left bare.

The city climbs steeply up to the Downs. Woodingdean, Coldean and Westdene sit higher and are more exposed than the seafront, so they can be noticeably colder on a still, clear night. Pipes in a loft or an unheated back addition are the first to go.

The most common frost call is a condensing boiler that has locked out. Its condensate pipe carries water outside to a drain, and when that water freezes, the pipe blocks. The longer the pipe runs along an outside wall, the more likely it is to freeze. We thaw it and, where we can, re-route it inside or fit a wider, insulated pipe.

Second homes and holiday lets are often empty in January and February. If the heating is off and a pipe splits, nobody notices until the next guest arrives. If your property stands empty, leave the heating on low and make sure someone knows where the stopcock is.

Questions

Frozen pipes in Brighton? What people ask

A frozen pipe gives no water, or just a trickle. A split often shows nothing until it thaws, then it leaks. Turn the stopcock off before anything thaws, so a split does not flood the room.
