Pipes frozen? Here’s how we deal with it.
A frozen pipe is a split pipe waiting to happen. Ice expands, and the split often only shows once it thaws. We thaw it slowly, check every joint on that run under pressure, and protect it before we leave.
- Frozen pipes thawed with gentle, controlled heat
- Split sections cut out and replaced
- Frozen boiler condensate pipes cleared and re-routed
- Outside taps and pipes in garages and outbuildings protected
- Lagging fitted to exposed runs in lofts and voids
Where pipes freeze in Sussex
The Sussex coast is usually milder than inland, because the sea keeps winter nights a little warmer. Away from the coast, in the Weald and the river valleys, frosts are more common and last longer. Pipes that never give trouble in a seafront flat can freeze solid in a village house a few miles north.
Rural homes often have pipes in places the heating never reaches: a long supply pipe across a garden, an outside tap, a utility room in a converted outbuilding, or pipes running through a garage. Those are the runs we usually find frozen first. Pipes in a cold loft above a well-insulated ceiling are at risk too, because the insulation keeps the heat of the house away from them.
Modern condensing boilers have a plastic pipe that carries waste water to a drain. Where it runs outside, it can freeze in a hard frost and the boiler locks out. It is one of the most common cold weather problems, and one of the quickest to fix.
Second homes, holiday lets and properties between tenants are at risk when they sit empty in winter with the heating off. Leaving the heating on low, or draining the system down, stops a frozen pipe turning into a flood nobody finds for a week.
