What we fix

Radiator or heating pipe leaking in Hove? Here’s how we help.

Most radiator leaks start at a valve or a union nut. We isolate that radiator first, so the rest of the heating can often stay on while we work.

  • Weeping radiator valves and unions remade or replaced
  • Pinholed radiators swapped for a new one of the right size
  • Leaking heating pipe under floors located and repaired
  • Systems refilled, bled and pressure checked
  • Inhibitor added after a drain-down

Heating leaks in Hove homes

In the Victorian and Edwardian houses of Westbourne, Goldsmid and The Avenues, central heating was added long after they were built. The pipes run under suspended timber floors and through old joists. A leak there can drip into the void for weeks, rotting boards before you see anything. Damp at a skirting board, or a boiler that keeps losing pressure, are the clues.

Homes plumbed in the 1960s and 1970s often have thin microbore pipe to the radiators. It blocks easily with sludge and can leak at the joints. If several radiators are cold at the bottom, sludge is the likely cause, and flushing the system may be better value than replacing radiators one by one.

In flats, a leaking radiator can soak through to the ceiling below in a few hours, especially over laminate or tiles where the water cannot soak in. Turn off the valves at both ends of the radiator, put towels down and let your downstairs neighbour know.

Many older Hove houses still have big bay windows, and the radiators under them work hard and often have older valves. When we replace one valve, we will tell you if others on the same run look close to failing too.

Questions

Radiator or heating leak in Hove? Common questions

Often, yes. Close the valves at both ends of that radiator and keep an eye on the boiler pressure. If the pressure keeps falling, turn the heating off and call us.
