What we fix

Radiator or heating pipe leaking? Here’s how we fix it.

Heating water is dark and dirty and can stain carpets and boards for good, so we isolate the leak first. Then we repair or replace the valve, joint or radiator, refill the system and check the boiler pressure holds.

  • Leaking radiator valves, glands and unions repaired
  • Pinholed and corroded radiators replaced
  • Heating pipe leaks under floors traced and repaired
  • Systems refilled, bled and pressure checked
  • Sludge flushed out where it is causing the problem

Heating leaks in Sussex homes

Steel radiators corrode from the inside. Water, air and metal produce a black sludge that settles at the bottom, and over the years it thins the steel until a pinhole appears, usually along the bottom edge. Older systems across Sussex, especially ones that have never been flushed, are where we see this most.

Many bungalows and post-war homes, along the coast and on the edges of inland towns, have heating pipes buried in a concrete floor. A leak there shows up as a warm damp patch, a carpet that stays wet, or a boiler that needs topping up every few days. We confirm and locate it before lifting anything.

Homes from the 1970s and 1980s often have microbore heating: thin copper pipes running to each radiator. They work well, but they block more easily with sludge, and joints can weep under floors where nobody sees them. Flushing the system and adding inhibitor helps keep them clear.

On a sealed system with a combi or system boiler, every leak lowers the pressure. If the boiler keeps dropping below 1 bar and you cannot see a leak, do not just keep topping it up. Fresh water brings in more oxygen, and that speeds up the corrosion.

Questions

Radiator or heating leak? Common questions

If you can close both valves on that radiator and the boiler pressure holds, usually yes. If the pressure keeps falling, turn the heating off and call us, as the boiler may lock out.
