What we fix

Water through the ceiling? Here’s how we trace it.

Water rarely comes through the ceiling directly under the leak. It runs along joists and pipes first. We work back from the stain using damp readings, access panels and pressure tests, so we open up only what we have to.

  • Leaks traced to the pipe, shower seal, waste or appliance above
  • Sagging ceilings drained safely before they come down
  • Failed seals, wastes and pipe joints repaired
  • Damp readings taken to confirm the area is drying
  • Ceilings, walls and decoration made good by our own trades

Ceiling leaks in Sussex houses and flats

Towns along the Sussex coast are full of large Regency and Victorian houses that have been split into flats. One flat’s bathroom often sits over another flat’s bedroom or kitchen, and the pipes run through floors shared by more than one owner. When water comes through, the first question is usually whose leak it is.

We find the source and tell you plainly where it is. If it is in the flat above, that owner or their insurer usually deals with it. If it is a shared pipe or the roof, it may fall to the freeholder or managing agent. We can explain what we found to whoever is responsible.

Older houses across Sussex, from town terraces to village cottages, often still have lath and plaster ceilings. They hold water differently from modern plasterboard and can come down in heavy sections. If a ceiling is bulging, keep out of the room and turn off its lights at the consumer unit.

Not every wet ceiling is plumbing. Wind-driven rain on exposed coastal fronts and hillside homes can get in through flashings, gutters and parapets. If the leak only appears when it rains, we will tell you, so you are not paying a plumber for a roofing problem.
