Water through a Brighton ceiling? Here’s how we deal with it.
Leaks in Brighton’s period buildings are hard to read, because water can run along a joist for metres before it shows. We test the bathroom, pipework and wastes above before we open anything up, so the hole we make is in the right place.
- Source found by testing the pipework, wastes and seals above
- Sagging ceilings drained safely before they come down
- Shower trays, baths and waste connections resealed or repaired
- Lath and plaster or plasterboard ceilings repaired
- Walls and ceilings redecorated once they are dry
Why Brighton ceilings leak
Kemptown, Montpelier and Clifton Hill are full of tall Regency and Victorian townhouses, most of them now split into flats. Bathrooms were fitted wherever they would go, often above a bedroom or living room in the flat below. A worn seal around one shower can stain a ceiling two floors down.
Many of these houses still have lath and plaster ceilings, some with their original cornices and roses. Lath and plaster holds water, then gives way in one piece. If yours is bulging, keep out of the room. We make it safe first, and our plasterers repair rather than rip out where the ceiling allows.
Not every wet ceiling is plumbing. On the seafront and in exposed top-floor flats, wind-driven rain can get in around windows, parapets and flat roofs. We test the plumbing first. If it is dry and the water is coming from outside, we tell you, so you are not paying a plumber for a roof problem.
In a block or converted house, the leak and the damage are often in different flats with different owners. We tell everyone involved where the water is coming from. That makes it easier to agree who pays, and to deal with the managing agent or insurer.
