Tank overflowing in Hove? Here’s what we do.
An overflow means a valve has stopped shutting off. We fix the valve, then check the tank itself, its supports and the overflow pipe, because a tank that has run over once often has other problems too.
- Float and ball valves replaced and set to the right level
- Blocked or missing overflow pipes cleared or re-run
- Cold water and heating header tanks checked for splits and corrosion
- Tank lids, insulation and supports put right
- Toilet cisterns that run into the pan or overflow fixed
Loft tanks and cisterns in Hove
Many older Hove houses, from the Victorian villas of The Avenues to the family homes around Hove Park and West Blatchington, still have a cold water tank in the loft and a small header tank for the heating. If the float valve sticks open, the tank fills until the overflow takes the excess. That is the pipe you see running onto the pavement or into the garden.
Hard water makes this more likely. Scale builds up on the valve seat and the arm, and the valve stops sealing. Often the fix is a new valve. If the tank is old galvanised steel and rusting, we will show you and quote to replace it.
In a house split into flats, the tank is often in a loft reached from the top-floor flat or a communal landing. If you live in that flat, the overflow lands on you first. If you live lower down, you may need the top-floor neighbour or the managing agent to give us access. Let us know on the call so we can arrange it.
Toilet cisterns overflow too. On many toilets the overflow runs into the pan, so a faulty fill valve just trickles away out of sight. If you are on a meter you are paying for that water, so it is worth fixing even when nothing is dripping.
