What we fix

No hot water? Here’s how we find the fault.

How you get hot water decides where we look. A combi heats it on demand. A system or regular boiler heats a stored cylinder, often with an immersion heater as a backup. We ask a few questions on the call so we arrive with the likely parts.

  • Combi diverter valves, sensors and heat exchangers checked
  • Immersion heaters and cylinder thermostats tested and replaced
  • Motorised valves, pumps and timers repaired
  • Limescale build-up found and dealt with
  • Leaks from cylinders and hot water pipes repaired

Local knowledge

Hard water and hot water across Sussex

Much of the water supplied in Sussex comes from the chalk under the South Downs and other underground sources. Water that passes through chalk picks up calcium and magnesium, which makes it hard. When hard water is heated, those minerals come out as limescale, and limescale is behind a lot of the hot water faults we see.

In a combi boiler, scale coats the small plate heat exchanger that heats your taps. Hot water turns lukewarm, then comes and goes, then stops. In a cylinder, scale builds up on the immersion heater element until it overheats and fails. Both are common in hard water areas and both can be fixed.

Older town houses and village homes across Sussex often still have a hot water cylinder in an airing cupboard and tanks in the loft. Newer estates and flats are more likely to have a combi, or an unvented cylinder fed straight from the mains. The faults, and the parts, are different for each.

If the heating works but the hot water does not, the fault is usually in the part that switches between the two, such as a diverter valve on a combi or a motorised valve on a cylinder system. If neither works, the boiler itself is more likely. Telling us which on the call saves time.

Questions

No hot water? Common questions

If you have a cylinder with an immersion, yes, that is what it is there for. If it trips the electrics or the water stays cold, switch it off and tell us. The element may have failed.
