What we fix

No hot water in Hove? Here’s how we get it back.

Hard water from the chalk under Hove causes a lot of hot water faults. We check for limescale as well as the obvious failed part, because a new part in a scaled-up system will not last.

  • Combi boilers that give heating but no hot water
  • Scaled plate heat exchangers cleaned or replaced
  • Immersion heaters and thermostats tested and renewed
  • Cylinder thermostats, pumps and motorised valves repaired
  • Electric water heaters in flats checked and repaired

Hot water problems in Hove homes

Hove’s water comes from the chalk under the city and the Downs, so it is hard. When it is heated, the minerals come out as limescale. In a combi boiler, scale builds up in the plate heat exchanger and the hot water goes lukewarm or stops. In a cylinder, it coats the immersion element until it fails.

Many smaller Hove flats have a combi boiler in a kitchen cupboard. Larger houses in The Avenues and around Hove Park often still have a hot water cylinder in an airing cupboard. Some flats have no gas supply at all and rely on an electric immersion or water heater. Tell us what you have when you call, so we come prepared. A photo of the label on the boiler or cylinder helps too.

If you are a landlord with tenants in Hove, no hot water is a repair your tenants will expect sorted quickly. We can arrange access with the tenant directly and tell you what was found and fixed.

If you smell gas at any point, do not touch the boiler or any switches. Leave the property and call the National Gas Emergency line on 0800 111 999 first. Once it is safe, our engineers can look at the boiler.

Questions

No hot water in Hove? Common questions

Often. Scale in the heat exchanger of a combi stops it heating water properly, especially at a higher flow. It can also be a sensor or the diverter valve. We test before we replace anything.
