Local knowledge

Overflowing tanks in Eastbourne

Many older Eastbourne homes, from the villas of Meads and Upperton to the semis and bungalows of Willingdon and Ratton, still have a cold water tank in the loft and a smaller header tank for the heating. A float valve controls each one. When it sticks or wears out, the tank keeps filling until it spills.

The overflow pipe is meant to carry that water outside, which is why you might see it running down the wall. On the seafront, the wind can blow back up an open overflow, so tanks there need a proper lid and a fitted overflow. If the overflow is blocked or missing, the water goes into the loft instead.

In converted flats, the old loft tank often sits above the top flat but feeds the flats below. If it overflows, the top flat gets the water, but the tank may belong to the freeholder. We stop it first, then tell you who is responsible for the tank.

Bungalows in Pevensey Bay, Stone Cross and Polegate have their tanks right above the living rooms. A sodden ceiling can sag quickly. Stay out from under it and call us. If water is coming through a light fitting, switch that circuit off at the consumer unit.
