What we fix

Overflow running or tank leaking? Here’s how we fix it.

We find which tank or cistern is overflowing, isolate it, then replace the float valve, washer or overflow that has failed. We also check the tank, its supports and the ceiling below, because a full loft tank is a heavy load.

  • Float valves and washers replaced
  • Overflow pipes cleared, refitted and re-run
  • Feed and expansion tanks repaired or replaced
  • Tank lids, insulation and supports put right
  • Toilet cistern overflows fixed

Local knowledge

Loft tanks in Sussex homes

Plenty of Sussex homes still have a cold water tank in the loft. They are common in Victorian and Edwardian terraces, inter-war semis and village houses with a hot water cylinder. Many also have a smaller feed and expansion tank for the heating. Both have a float valve that shuts off the supply when the tank is full.

Hard water is hard on float valves. Scale builds up on the arm and the washer, the valve stops shutting off fully, and the tank fills until the overflow carries the excess outside. That pipe dripping onto the path is often the first sign.

If the overflow pipe is blocked, has been cut short, or was never fitted properly, the water has nowhere to go but the ceiling. That is when a slow fault becomes an emergency. Turn the water off at the stopcock and stay out from under any bulging ceiling.

In homes with a loft conversion, the tank was often moved into the eaves or a cupboard, where it is hard to reach and easy to forget. Newer homes with a combi boiler usually have no loft tank at all, so there the overflow is more likely coming from a toilet cistern.

Questions

Overflowing tank? Common questions

Turn off the stopcock. If there is a valve on the pipe feeding the tank, close that instead and the rest of the house keeps its cold water. Then run the taps the tank feeds, usually the bath taps, to bring the level down.
