What we fix

Heating leak in Brighton? Here’s how we fix it.

Heating water is dirty and under pressure, so a small weep can stain carpets and boards quickly. We isolate the leak, repair it, then refill, bleed and re-pressurise the system before we leave.

  • Leaking radiator valves, unions and bleed screws repaired
  • Pinholed radiators replaced with the right size
  • Heating pipe leaks under floors traced and repaired
  • Sludged systems flushed and inhibitor added
  • System refilled, bled and pressure set correctly

Heating leaks in Brighton

Many Brighton heating systems were added to older houses decades after they were built, with pipes run under suspended timber floors. Over time the joints corrode and fittings work loose. A leak under the boards can run for weeks before a damp patch or falling boiler pressure gives it away.

Steel radiators rust from the inside when the system has not been treated with inhibitor. The result is black sludge, cold spots at the bottom of the radiator and, in the end, pinholes. A pinholed radiator cannot be properly repaired. We replace it and flush the system, so the next one does not go the same way.

Shared and student houses in Moulsecoomb, Hollingdean and around Elm Grove put a lot of wear on radiators. Furniture gets pushed against them, valves get turned too hard, and radiators get knocked loose on their brackets. We fix the valve and refit the radiator so it is secure.

A heating leak is not just a mess on the floor. It means the boiler pressure keeps falling, which leads to lockouts. Fixing the leak and setting the pressure properly is usually what gets the heating back on for good. We check the expansion vessel too, as a failed one makes the pressure swing and can push water out of the relief valve.
