A boiler rarely fails without warning. Most give signs weeks before they stop: a pressure gauge that creeps down, a pump that hums louder than it used to, or a radiator that stays cold at the top. Calling at that stage is usually cheaper than waiting for the breakdown, because one worn part has not yet strained the others.

Noise is one of the most common reasons people call. A kettling or rumbling sound usually means water is overheating where scale or sludge has built up in the heat exchanger. Gurgling often points to air in the system. Banging pipes can be a pump set too high, or pipework that has worked loose from its clips. Each has a different fix, so we listen before we take anything apart.

Repair or replace is a fair question on an older boiler. Our view is simple. If the boiler is sound and the failed part is available at a sensible price, repair it. If the main heat exchanger has gone, or parts for that model are no longer made, a new boiler may be better value, and we show you both prices. On servicing, we give an honest answer. Boiler makers generally recommend a yearly service, and landlords must have gas appliances safety-checked every year by law. A service will not prevent every fault, but it does catch worn seals, blocked condensate traps and poor combustion early.
