Blocked drains in Sussex: what you need to know
One slow sink is usually a blocked trap or waste pipe. When the toilet, bath and kitchen sink all drain slowly at once, or water rises in the shower tray as you flush, the blockage is further down, in the drain itself. Lift the nearest inspection cover. If the chamber is full, the blockage is past it. If it is empty, look between the house and that cover.
Who pays depends on the pipe. On 1 October 2011, shared private drains and sewers in England passed to the water companies, which here means Southern Water. Broadly, a pipe that serves only your property and stays inside your boundary is yours. Once it joins a neighbour’s pipe, or leaves your land, it is usually theirs. We find the blockage first, so you know before anything is charged.
Outside, the usual culprits are leaves and silt in a yard gully, and roots in old clay pipes. A gully on your drive or patio is yours. A road gully belongs to the council as highway authority. Rainwater from many older houses runs to a soakaway, a pit that lets water seep into the ground. When it silts up, downpipes overflow and puddles sit for days. Commercial kitchens send fat, oil and food waste into the drains every day. It cools, sets and narrows the pipe until it blocks, often mid-service. We can clear them out of hours so you open on time. Drain Clearance, answered
Several fittings draining slowly at once, gurgling from a plughole or toilet, a smell near an outside cover, or water rising in the lowest fitting in the house. Any of these points to the drain, not just one trap.
You can, carefully, to look. A full chamber means the blockage is further down. Wear gloves, keep children and pets away, and never climb in. Put the cover back properly, as an open chamber is a fall risk.
If it carries only your waste and stays inside your boundary, it is yours. If it also carries a neighbour’s waste, it is a shared sewer, and in Sussex that is usually Southern Water’s responsibility. We locate the blockage before any work is charged.
A road gully belongs to the highway authority, so report it to West Sussex County Council, East Sussex County Council or Brighton and Hove City Council. If sewage is coming up from a public manhole, call Southern Water.
Often a silted-up soakaway or a blocked gully at the foot of a downpipe. If the gully is clear and water still sits on the surface, the soakaway may have reached the end of its life. We can check and tell you which.
If the same drain has blocked more than once, it is worth it. The camera shows roots, cracks, dropped joints and fat build-up, so the fix deals with the cause. Some buyers also order one before buying an older house.
